Do I Need a Lot Before Finding a Builder?
While it is not necessary, we certainly suggest that you do. When it comes to building a home, knowing where we are performing the work is crucial for the following reasons:
- We know what to expect during the work.
- We know how to estimate the job cost.
- We can more easily predict future opportunities/challenges.
Overall, it just makes the process a little bit easier. However, it is not necessary to buy a lot before you start approaching contractors and homebuilders.
Sometimes we have customers who approach us without having a lot to build on, so be aware that it is normal! It just is not the simplest way to go about it. However, there are some insights that we can give to any potential homebuilder on where to build. If a customer meets with us to discuss building a home, then we can:
- Suggest some specific lots that they should check out.
- Tell them which specific lots they should avoid.
- Point out things that they should look for when searching for a lot.
There are three things to keep in mind when looking for a lot: location, location, and location. Where you decide to build is probably the most important part of any construction process because it can ultimately determine the future upkeep and value of your home. If you decide to build on plot of land with pour drainage, then you might have to spend more money on protecting your home. If you choose a lot that drains too well, then you will have to deal with erosion issues and maybe even structural degradation.
There is a lot of research you will put into choosing a lot, and a lot of it goes past just construction issues. You might want to live in a decent part of town or build where you can have a good bit of land. However, if you are not sure where to start then feel free to ask us for some advice!
